Selected Project Experience

Unlocking Education Value for a Property Fund
A property fund engaged ClearCode Consulting to facilitate a change of use for an incoming education tenant in Victoria within a 2,400sqm asset. We navigated the planning and Class 9B pathway, identified major BCA risks early, and managed the project from a client-side perspective to keep the process on track.

Outcome: The 2,400sqm asset was successfully repositioned for education use, student capacity was maximised, a 10-year tenant was secured, and the Occupation Permit was obtained on time and on budget.

From Warehouse to Community College
A community college needed to relocate after its existing commercial premises were being repurposed by the landlord. The alternative site was a 700sqm industrial warehouse shell with minimal existing improvements. ClearCode Consulting guided the approvals and delivery process, navigating the Class 9B pathway and helping transform the building into a fully functioning education facility.

Outcome: Within 4 to 5 months, the required approval was obtained and the 700sqm former warehouse was successfully delivered as a working community college.

Delivering a Commercial Cookery Facility in Sydney
A commercial cookery client was searching for the right property in Sydney for a new training facility.We helped source three property options through our network, provided feasibility advice on each, and supported the client through the selection, approvals and delivery process.

Outcome: The client secured a 600sqm property, delivered as a high-end commercial cookery training facility with optimised occupancy, completed on time and on budget ahead of student intake.

Creating Expansion Space for an Independent School
An independent school had outgrown its main campus and was running out of space, with no realistic ability to expand further due to the site being landlocked. ClearCode Consulting introduced the idea of using nearby commercial property to accommodate part of the school’s teaching needs, then guided the feasibility and repositioning strategy.

Outcome: Within 4 months, approximately 1,500sqm across 2 floors of a commercial building was successfully repositioned to support teaching for Year 9 and Year 10 students. The lease was funded through the school’s existing annual allocation, allowing the school to preserve funding that may otherwise have been reduced.

Increasing Capacity for a Childcare Centre in Sydney
A childcare operator engaged ClearCode Consulting to assess and reposition an 1,800sqm site in Sydney to support increased enrolment and improved operational efficiency.

The project involved a change of use, along with planning and design coordination to align the facility with regulatory requirements while optimising the internal layout and functionality of the space. ClearCode Consulting worked closely with the client and consultant team to identify opportunities to increase capacity without triggering unnecessary cost or compliance risk.

Outcome: The centre’s approved capacity was successfully increased from 90 to 110 places, with the facility fully optimised for childcare use. A 10-year lease was secured, and the project was delivered with a clear approvals pathway and efficient design outcome, supporting both operational performance and long-term asset value.
